Hey BP Family.

I have a deal in Carrollton, GA, however I don't have a buyers list.  It would take me about a week to build up some buyers in that area.

It has enough room to build a couple of duplexes on it.

Does anyone do deals there who would be interested before I blast it out?

Unless it's zoned for multi-family, it's unlikely you'll easily be able to build duplexes on the land. That said, assuming the rehab costs of $20K is accurate and assuming the ARV of $120K is accurate, it sounds like a reasonable deal for that area (and perhaps a very good deal if the ARV is actually higher).

My recommendation would be to market it to some of the REIAs in the Atlanta area and stick it on Craigslist.  You're about an hour west of Atlanta, so you won't get as much interest as if it were closer to the city, but I'd be surprised if you couldn't get it sold pretty easily if the numbers are accurate.
