On a $300k House would you have the Wash/Dryer in the garage?

I have a design scenario on this home I wanted to get my fellow BP Flippers & Amateur Designers to chime in on...

This is the current 1 car garage, workshop, water heater and washer & dryer room for this neat Craftsman home we are renovating. My design challenge is the home is only 1200 sq ft with 2 bedroom 2 baths and a study... should I shrink the study and bring the washer & dryer inside OR... just build a neat washroom space with plenty of storage in the garage? 

I really want to leave them outside because this allows to have a full study/bedroom in our marketing versus bringing the washroom into the study now makes this a bonafied 2 bedroom, PERIOD!

I always true to ensure we have covered every base on our homes and that a potential buyer has every reason to choose our property. What would you do, if costs weren't the issue? Thx
