Pre-inspection and appraisal before listing

Fellow real estate investors,

I am currently working on a flip and this being my first flip, I would like to know your thoughts.

  • Based on the comps, we knew at the time of the buying and during construction what is going to be our listing price. Our realtor also suggests the listing price during the listing time. Despite all this does it makes sense to hire an assessor to assess the home value before the listing ? Does this effort and money makes sense ?
  • Do you also suggest to do home inspection before listing just to make sure no problems will be identified during buyers home inspection ?

Thank you for your time.

Like @J Scott says, hiring a great inspector can change the equation in your favor.  Here's what I tell my first time Flippers to do too...  Don't give the final draw/payment to your contractor until you've had the inspection.  You want to make sure that everything is done correctly (for an end buyer!) and if you've already paid them... well you could be facing new challenges if they did things wrong.  I suggest this to even my old hand flippers, if you are using a contractor you've never used before have the house inspected!
