How to rehab a Flip in under 30 days

Here's my proposed rehab schedule for a 3br/2ba ARV in 150K range... rehab in under 30 days: *I only use supplies in Stock. I also screen subs well to ensure they will work my timeline before i hire. If they do not show up at the day time i want to start that first day, they are terminated. I get replacement sub already on speed dial.

1) Trash out w/Safeguard - 1 day

2) Demo -2 days max.

3) interior Painters/Exterior painters - 2 separate crews working same time. -3 days max.

4) Tile Flooring/ Bathroom Shower tile rehab/ Carpets - Done simultaneously by 3 separate crews. 1 day carpet/ 4 days max tile in room floors and showers. -4 days total

5) kitchen rehab- granite countertops, new cabinets, i only choose what i find in stock. 3 days max.

6) Button up- New light fixtures/cover plates/ new toilets/ landscaping. 3 days max.

Total Rehab time: 16 days... I will add 14 days padding for mishaps = 30 days total 

For my 100% outsourcing flippers... Look about right?

What is your plan after the property is complete ? In many areas of the country in the sub 150 K your end buyer is going to want to purchase using an FHA loan. With this you are going to run into the 90 day rule. With this , you will not be able to officially contract with a buyer until day 91 of your ownership. I have also run into some pushback from non-FHA lenders in regards to this. Some are requiring 2 appraisals and require additional documentation from the seller. In areas where this is the case for me, I tend to wait until day 60 or so until hitting the market
