Bought a lakehouse for about 69% FMV and it was built in the 60's and never updated besides the furnace.

I just got done gutting the majority of the house out and took out landscaping and shrubs ALL around the home. Put in all new windows and added a patio door in the master facing the lake. Also tore off all the siding and ordered shake siding. We are also replacing the shingles on the roof.

I am debating if adding a 400sf same floor addition is worth the time and headaches.

The added sf would raise the current FMV significantly.

2 homes, one next door and one 3 down sold within this month; one for 20k less what my FMV came in and it was in good condition-not updated, and the other one sold for 30k of what my FMV is at and is updated. Both of the solds are same or less sf.

Any ideas will greatly appreciated.
