Garage Floor sunk!! How do you fix that? How much?

Hey BP,

This one is a little off the wall, but just curious if anyone else has dealt with this already.

Just when you thought you'd seen a few things, you walk into a garage that sunk 2-4"...it's bizarre!

The foundation of the house is solid, but it looks like the garage floor was attached to the outside of the foundation or poured at a different time, because it sank.  I think it was caused by some run-off issues with water.

The bottom line is I need to get it fixed.  Who does that type of work, and how is it done?

Do I need to get someone to jack-hammer it out and haul off the old floor?

Can they just pour a new layer on top of the old layer?

Depends on how big of an area and how serious the issue is. Mudjacking may be possible, re-level is possible, or they may have to remove, grade, and re-do it all. Wise to call some concrete/foundation companies and get some info and bids.

might want to call some mud jacking companies.  I know they can raise and level concrete.  A buddy of mine had it done in a carport, and they did a good job.  They drill holes in the floor, and pump concrete or something under the slab to raise it.  Not sure what he paid

I'd just pour on top of it and call it a day. 4" is a lot.

I'm under contract on a house with a heaved garage floor. I imagine you have issues with the base material and removing the existing, remove or add and compact fill and then repour would be the way I would assume it needs to be done. Do you own the house?

That is pretty sizeable, and that is quite the drop. Hopefully there is an alternate repair beyond breaking and repouring, that stuff can get expensive.

It's a two car garage, and I don't have measurements, but it should ballpark ~25'X30', maybe?
