What is your a opinion on a investor and realtor. Is there a big advantage of being a individual investor and becoming a licensed Realtor all in one?

If you're already an established agent who put in the work and built a business and have relationships with other agents and escrow/title companies, lenders, etc, that's one thing. But if you're just "getting your license" then I don't see an advantage. In the beginning you should focus on one or the other, if you have a realtor who is established and knows everyone and the market and can move quick for you and pull strings to get offers accepted and really understand you as an investor and get it on and popping for you it can be a huge advantage for you as an investor. They already know all the paperwork and everything you have to do. Simply having your license just so you can get on the MLS can hurt you in the beginning because you have higher liability and additional disclosures you have to make. I recommend keeping a star agent/broker on your team to free you up to pursue strategy/marketing/financing, etc. Just my two cents.
