House flipping investors in columbia south carolina.

Hey bp family looking for insights on how the flipping process is in Columbia SC. Analyzed afew deals that could be very profitable but dont know how to tell if the market is for sellers or buyers. What are the flippers in my area investing in, SF wise? Need more insight from my bp family.

Adrian,

I sell to and for a dozen or so flippers in Columbia. Can you give me an example of a specific question you have? I don't think there is an "ideal" square feet number or a perfect number of bedrooms.  

There is, however, a great market for a finished house that will sell for 125k and under. The trouble with much of what is being offered is the poor quality of rehab work being performed.  Ask any agent whether they'd rather sell a house that has had paint slopped over the kitchen cabinets and cheap carpeting from Southeastern Salvage installed that has an asking price of 99 or a well-done house for 119. There is no shortage of the first type of house and far fewer of the second one.

Columbia has many areas that are quickly getting better and there are plenty of opportunities to make money in those neighborhoods. Lots of places like the Summit and out around White Knoll with foreclosures that sell quickly if you can make them nice. Columbia and the area has opportunities to buy and sell houses without investing mid-six-figures and this market is somewhat unusual in that regard.
