Chicago drywall cost and logistics
Hi there,
What are the average costs per sheet in the south side of Chicago? I want to minimize expenses by doing GC and hiring installers. Is that v worth the headache for 70 sheets?
Who buys materials?
Who carries materials to third floor?
How are buckets estimated ( green and blue)?
Any other tips?

If you are paying the installers , you pay for the drywall , you pay for delivery and you pay for it to be loaded in the house . Its your house you end up paying for everything . Typically the hangers get paid by the sheet and so do the finishers . They will use more material than you measure for , they dont look for little pieces they roll thru quickly
Here is what I have gathered based on feedback for 70 sheets.
Average cost to hang $8 - $10
Average cost to finish $9 - $10
Total cost per sheet ready to primer is $18 to $20 tapped, hung, and sanded.
If they deliver and clean up, I see a markup of $8. So, about $28.
Other feedback
Use paper cornerbeads so taper can install.
Some use bazooka
Some use 10" box and 12" box

It seems that if I pass this to a drywall guy to manage, the cost increases to $35 per sheet. some want $50 per sheet and they take care of the whole thing.
70*50= $3,500 all included

25lb #8 screws, 1 1/4"
250 feet of tape
70 sheets 1/2" drywall
6 blue buckets
4 green buckets
Paper corner beds
Delivery fee
Labor Only
70*20= $1400 in labor + 800 materials - $2,200 cost. $1,300 savings from $50 a sheet.
70*18= $1,260 labor (140 savings from labor above only)
It seems it pays to save about a thousand dollars in a day or two. I will confirm the cost to provide all materials. I gotta get a few more bids.

Yep. My rental unit. I can have all delivered for $70 from Menards and labor to move it up three floors is at $10 per hour.
Well , if you havent hung drywall before , you wont hang , tape and finish 70 sheets in a couple days

Do you have a constructive feedback? How long will this take ?
Thought that was constructive . How long will it take an un experienced crew of 2 guy ? I couldnt guess . Do you have a drywall screw gun ,not a drill but the real tool . Ceilings , do you gave a drywall lift ? Cutting out for outlets , do you have a roto zip tool ? Got any drywall stilts for finishing ceilings and the upper corners ? Plus all the finishing tools ?
Honestly you wont save what you think , you cant beat a man at his own trade .

No, I am not moving a finger doing drywall. I am NOT doing any of this work and couldn't' care any less. Rather, I will hire the guys directly as workers, not as a contract.
There seems to be a markup when bidding by the sheet as a bulk price. What is that? I have no clue. Now, I am not doing this to only save a few hundred, but rather as a test. Honestly, after $100,000 of my own cash used ( 70K cash purchase, 35K in rehab without loans), $500 or $1,000 savings will not make me loose my sleep.
Constructive feedback would look more like:
A crew of two guys can install 15/20 sheets in a 8 hour day during normal installation. Assume two days for hanging 65/70 sheets. This excludes angle roofs or ceilings that need scaffolding.
Taping could take a crew of two guys additional two days to complete job sanded and ready to paint.
I was under the impression you were going to hang it to save money .
2 experienced guys , should be able to hang in 2 days maybe another 1/2 day and finish in 2 days . Labor on hanging and finishing drywall is based by the sheet . Pricing is regional . But around here between 25 and 40 per sheet finished . Labor only
