Flipping a single family

HI,

I am in the process to close on a single family. I mostly do buy and hold multifamily apartments. I did do 2 flips in the past few years.

My question is,  the property needs rehab like my other 2 did. Does anyone list their flips for sale by owner as construction is being done and if a buyer comes into picture. I can remodel to his requests?  of course I would take less amount for reason being I did not use a realtor and money saved from holding costs would pass onto the new homeowners.
