Rehabbed closing cost

in the past, I've rehabbed a couple of houses and worked with a whole sale agent. I've borrowed money from a hard money loan, and have had to pay double closing cost each time. I'm making money through flipping but after closing costs I lost money or evened out. Is there any way I can get around this?
