Lots of money not enough good deals. What to do

I refinance and I'm having anxiety and depression from having lots of cash in the bank and no good deals. Or deals that make no sense. I'm Boston bound but forget about it. Lots of construction in Southie and Dorchester ma is over priced to the max. I invest an hour from my home which the 50% rule used to apply now. It's like my friends say no more gold in the streets.  Now thinking about selling But don't have know where to go. Venting is new to me so be nice.

I did the stock thing the real estate thing and even the self employed thing. Now I still have a JOB and thats just burning me out. Just feel like a dog chasing its own tale. Any advice.

Patience

Warren Buffet keeps cash on hand and only deploys it when it makes sense.   If you think it is hard to find deal that make sense at you levels imagine deploying 50 billion dollars.

I think a study of successful people shows that not buying bad deals is as important as buying good ones.

My advice is to get comfortable with the idea that not doing anything is the best course.   Keep looking, keep hustling, but be at peace with your choice to wait only for the best opportunities.
