3 House Flip? NEED ASSISTANCE

This deal fell into my lap the other day as I was talking to my mother. The house I grew up in is currently going through foreclosure. As I was talking to my mom about the house she mentioned that the house directly to our left and right have just put up for sale signs. 

All three of these houses can definitely use a cosmetic lift and some more so than others.. but my problem lies in this opportunity. I ran the numbers and can see a very large profit from rehabbing all three of these houses. They are all under the average price point for the area and being that all three are in a row I can see this being a very undervalued project.

Where do I find someone who will help me finance this? I am just a newbie in this business and do not have the hard cash to finance something like this myself. I have a team in Philadelphia (where I live) but no one has this type of cash. I would hate to see this opportunity be passed up and the houses sell as is.

I just listened to the BP Podcast 222 with Jay Hinrichs and he gives some really good information on how a newbie can approach a HML to finance their first couple of flipping deals. I strongly suggest you give it a listen since its relevant to your current situation. It seems as if networking at local REIA meetings seems like the best way to start a relationship with a HML though. After listening to that podcast, I'm sure you'll have a better understanding of how you'll be able to come up with the cash needed to fund these deals.
