Handwriting EDDM... advice/experience?

After reading the 7 Levels of Communication... I am interested in handwriting my first batch of EDDM letters/postcards to a small local neighborhood-- I like the idea of taking over the mortgage & seller financing. 1. Have you or someone you know done this? If so, any difference in response than traditional direct mail response? 2. Do you have a template you'd be willing to share? 3. Is it worth it to purchase a list with specific criteria or should I just go for it? Is there another way to find out if a property is owner occupied/rented/vacant?
