Covering cement floors & other floor problems

I am buying this home for myself. My problem is that the garage was made into a bedroom and the floor is still cement. It is cold and it use to have carpet glued down but has been removed. I don't know what to put down that will help with the cold cement and will survive being a bedroom/craft room that may include sanding wood furniture.

The living room/dining room is a large room with the original wood floors from the 1950's and the dining room was originally the deck so has been carpeted in the past. I am going to redo the wood floors but I am not sure what to do with the dining room. The kitchen is on one side of the living room and the dining room is on the other side. The kitchen will be redone later but what would you put in the dining area. This also has the exit to the back yard.

There are no pets or children and I do not plan to rent my house out.  What would you do?
