How can I find the extra money?

I own two empty property lots. One that I haven’t been able to sell and another where I have decided to build my home. Unfortunately I have been offered a great deal from a family friend at the worse time for my family. I am trying to start construction on my families first home and my construction loan officer has repeatedly told me there is very little chance I get denied. I would like to take advantage of the offer to buy an incomplete house at a very low price but I can’t afford to continue with the construction loan and take on a rehab project . Our friend has gone through a tragic event and lost her husband which left her unable to finish the house her husband was building. She is in debt and needs to get rid of the house ASAP. Should I cancel our construction loan or how can I come up with the extra money?
