Locks and key management, lockout and doorbells

I have few multi family units and management of the keys and locks have been a nightmare.  Changing locks every time tenants move out to broken locks.  Then i had to resolve multiple lockouts this year, wasting 4 hours commute (I couldn’t say go get a locksmith)  What solutions have worked for you?  I looked into digital locks and the cost is very high when you have two doors per apartment.

Doorbells - with the old houses the wiring is old and frail.  The wireless solution is not working well - batteries dying too often and complains that the bells just don’t work.  And In Multi family house, that many doors bells at main building door seems messy.  

Any good solutions or deals/packages you purchase to help with those nuances?  Love to hear solution and cost.

First, if its not convenient for you forget about tending to lockouts.  Have it in your lease they have to get a locksmith to gain entry at their cost.  We make it very clear to tenants that if you get locked out you need have a spare key with a friend or call a locksmith.  If your lockouts are happening because of locked handles, switch over to passage.  

Make sure the tenants are using quality batteries with the doorbell.  If they aren't using a brand name, it will only last a little.  Maybe you need to invest a higher quality doorbell.

@Corina Eufinger Is correct in that you must dump the responsibility back on your tenant's. Assume they are responsible adults and you will only be responsible for broken locks.

Your tennats already have all they need they simply must be made responsible to maintaine them.
