Rehab cost per sq ft?

There is a property in Modesto, Ca that we are interested in putting under contract with the purpose of flipping the property.  We are not going to be able to get into the property to inspect so we want to see if the numbers work with a worst case scenario of having to redo everything (roof, electrical, plumbing, flooring, kitchens, bathrooms, etc.) with top end finishes.  We have never purchased sight unseen and wanted to get people's opinions on what dollar figure we should budget for a worst case scenario. Home is 1,544 sq ft with 3 bedrooms and 2 baths.  Thank you in advance for your responses.  God bless.
