The Land Down Under (the house)

Hey Guys ....

Just thought I would share what happened on our last deal. House was in pretty good shape, built in the mid 70's. Your standard REO. Normal things needed rehabbed, some subflooring looked like it needed some help, but otherwise, she was in pretty good shape ....

That was until the inspection! I will never buy another prop without doing a full inspection first.

90% of the joists were rotted. Falling insulation made it look swampy like a rain forest. 1 joist (As seen in the picture) had been reinforced, otherwise, none of the others had been. That screw driver stuck in the wood is approx 3 inches long (minus the handle)

Thus, I call this, the "Land Down Under" Anyways - canceled the deal, got my earnest money back. a $250 inspection saved me THOUSANDS in the long run!

Last Picture: That is the sewer venting in to the attic :lol: Thought you would get a kick out of that!

The funny thing about the sewer vent pipe is that it looks like they added a piece to make it a few inches longer - but they needed to add a piece big enough to go through the roof!
