Raising capital quickly

Hey BP folks! I’ve flipped a few SFH purchased on the courthouse steps. As you know, these are same-day all cash purchases. I wish to scale- flip more than one at a time. So question, how does one raise capital, say private/hard money when an unknown amount of funds are required same-day in a blink of an eye?

Hi Dymond,

I would start with your existing network. Start talking to them about their current investments and what types of returns they are seeing. Then, if you can beat those returns, explain your investment strategy (the returns, the amount of money you need, when they will receive their initial capital back, etc.) and say "If I find another opportunity with X returns, would you be interested?"
