You couldn't really do worse than Morris Invest.  Just search for the threads here on BP.  In addition their model is not really what I would consider turnkey as they require a cash purchase that covers both the property and rehab.  Which apparently in many cases they apparently took the money and didn't do the rehab.

Although turnkey is used in many different ways, my definition of a turnkey provider is a company that provides a service that includes all the steps - acquisition, rehab, and tenant placement prior to the investor closing on the property.  It allows for the investor to conventionally finance,  have a third party inspection and appraisal before you have a dime in the project.  

As an OOS investor, the first thing is to avoid buying in the very low price property class that Morris Invest deals in.
