What you wish you knew before doing your first flip

I am about to close on my first ever flip this week. I am just curious, off the top of your head, what was something you wish you knew or you learned on your first flip!

@Ethan G Stine I learned that I am good at buying apartment buildings, not flips! I successfully completed a flip last year in the neighboring town of Berwyn, IL. I made just over $2,000 for 14 months of work... not a good return on money or time! The worst part was that once I was done there was no residual income. Now I am staying in my lane! Apartments for me.
