How to use HELOC to invest?

Can anyone please give me advice on using HELOC in order to get started. Or maybe even getting a loan from using your vehicle that is paid off to get started? I'm looking to BRRRR and I was thinking of using my equity in my current house to get started. Or I've got a Cadillac that's paid off I could probably get a title loan for $15-$20k. Any advice would be great thank you so much in advanced!!

Step #1: Get a HELOC against the equity in your personal residence

Step #2:  Use the cash to buy/renovate a rental property

Step #3:  Refinance the rental to pull out your cash

Step #4: Repay your HELOC

Step #5:  Repeat Steps #2-4
