Is it appropriate to pay specialty companies (such as plumbing & electrical companies, etc.) through a title company with a lien waiver when flipping a property? Or, is it only appropriate to do that with 1099 independent contractors?
No need to pay them”through a title company” to get a lien waiver(Final Release).....and if you’re talking about “at closing”, few will wait that long.
Yes you should get lein waiver from all subs and suppliers. You can do this yourself and pay them yourself but most states require it to be notarized.
How often do subs push back against the process? Or, is it something they're quite familiar with?
