Would be grateful for advice when searching for a portfolio lender to lend on Buy and Holds?

Building relationships with portfolio lenders is the best thing you can do when it comes to financing when holding rentals.  

My recommendation is to visit the FDIC website, get a list of the small banks in your area, and start calling every one of them. So them flat out if they are a portfolio lender, and if so, schedule a time to sit down with the VP of commerical lending.
