Where to really start with flipping?

I found a house in Seattle area and estimated that the sale price is lower than the average homes sold in the area per sq ft, now do I schedule a tour and get a contractor to estimate pricing on repairs so I can estimate the profit value or go straight to a lender for the money to get an appraisal ?

@Winnie Rim learn on your own approx. what most common repair items cost then go and view the property, however you should only do this after you have funding lined up either with a preapproval or a letter of intent from an HML. appraisal is way down the line.
