I’m looking at a house that has fire damage. The damage is mostly in the garage, attic and parts of the kitchen. This would be my first fire damage rehab. What do I need to know before taking this on?
I would add a big contingency line in your rehab budget. Anytime you're dealing with fire damage you really don't know how bad it is until you get into the actual rehab. I know when it comes to funding these deals most lenders wont touch them, and that's because their is always unforeseen costs that can put flippers in bad situations with the total costs. @Ashley Coleman I would personally want to use a GC that has done fire damage homes. Speaking from experience of others since I stay clear of fire damage 😅
