Improving my first duplex

Hello again,

Im just closing on my first deal, its a duplex and i got it for 93k with 20% down.

1 bed 1 bath fully occupied, units pay $450 each on a month to month lease.

It already cash flows $400 but if i rehab for 15-20k i can easily rent for at least $600 per unit.

I never had to deal with tenants before and i wouldn't feel good if i had to evict them.

What would be the best solution for either the duplex or the tenants ?

Just for the record, I never stated if it was or was not a good deal, I simply corrected your net cash flow as it was missing too many expenses and is not as high as you stated. Looks like you have already made up your mind this is a good deal for you so good luck and hope it works out.
