Kansas City Section 8 Properties For Sale

Hi Everyone,

Hope your week's are going well. Is anyone experienced in selling and managing Section 8 properties, particularly in the Kansas City, Missouri market? I'd love to hear about your experiences.

KCMO has been on my radar for a while now and ideally I'm looking for more cash flow > appreciation, though of course I don't want to invest in war zones. That being said, I definitely want to learn more about Section 8 rentals in this market.

The way I look at Section 8 properties, they basically guarantee rent and can yield great returns...if you have a great property management team (BIG "If"!). Your rent is backed by the government, so you're guaranteed at least a portion of, if not all, of the rent. Another pro to working with the government--inefficiency and a massive waitlist. Since it's such a tough process for people to get on the Section 8 program, I'd assume that tenants would be very careful to not damage the properties or do anything to help revoke their vouchers. 

With all this in mind, I would consider paying the annual inspection and making sure my property is always up to code. I'm curious to hear everyone's thoughts on this strategy. What am I overlooking?
