New to Louisville, new to real estate investing

Hi everyone,

I just moved to Louisville from Owensboro two weeks ago for my career. I listen to the BP podcast and read the articles/books often, and feel that I've learned a lot without having made my first purchase. 

I think I'm ready to make the leap to my first purchase. I've looked into KREIA and plan on attending the meeting this month to learn more and meet local investors. 

Being new to the city, I don't know as much about the neighborhoods as a long-time local could.  Does anyone have any suggestions on neighborhoods for good cash flow? Neighborhoods to stay away from? I like the financials of duplexes, but I'm open to the right single family opportunities.
