Who do you use for document recording?

Question

I know when you start getting larger, it's more economical to use Simplifile or something like it.  However, until you have a sufficient number of notes it's not economical.  I was wondering who people use.  I have heard of DocSolutions and AccurateGroup.  I've used both.

I don't think Simplifile is all that cost-prohibitive if you plan to keep buying. That said, your servicer can typically do it (I know BIFI Loan Servicing offers recording services), or you can call the recorder's office and manually send in the docs with a check.

I've been using Simplifile for the past 5 years. Most counties are now electronic and the fees are reasonable. Having to send an AOM to a county with a check and SASE is a pain in the butt and archaic in these times of online convenience

I think if you're recording more than 5 docs a year, it's cost effective.

If you send docs by FedEx, you're saving $20 each time in shipping fees, which just about covers the yearly fee. If you send by regular mail, you run the risk of your document getting lost. Then, you lose more time getting the problem fixed, which might include going back to your seller to get your document re-done.

Using an e-recording services save you money (no shipping charges) and time (shipping time plus so much quicker & easier to fix mistakes). Worth way more to me than what it costs.

They will record docs in counties not online. If there are issues with the chain they also typically can get it resolved for you.

@Chris Seveney what makes these two services different in terms of a Simplifile or something like that?  I assume a bit more management of it vs self management, filling and n the gaps with non-eRecording counties, or both.

My complaint about AccurateGroup was the two things.  The first time I used them there was a lot of back and forth with the county, and I felt like there wasn’t a lot of value offered.   Also, their requirement to physically be shipped the document even if it’s electronic filing doesn’t make sense

My memory of Simplifile was much more money,  But I see it’s much less than I remember, I think I may give them a shot.  I know not all counties do erecording, so it doesn’t help with those that don’t.

When I purchase seller-financed paper I always order a new title policy and have the title company handle the closing. They record for me. You mentioned Accurate Group. They offer title services and mobile notary and I've used them on several deals now. I'm happy with the service.

I did use Simplifile for the first time recently. It couldn't have been easier.
