Junior liens - assessing value

Hello,

I'm relatively new to buying and selling bank notes, and I've come across a 2nd for a mansion in CA.  I don't know much about assessing the value of this deal, or what I may offer the bank to begin negotiations.  What are some factors to consider?

Thanks in advance!

Chris
