Notes interest rate?

Whats the going interest rate range? for performing secured notes in 1st positon? with at least 75 percent equity cushion.

Aside for creating notes yourself. ( which has some limits due to Dodge Frank) what are some good resources for finding these notes?

I do mine 6-10%, 1-4 points. Large range depending on borrower, deal, and LTV.

I have one rule when lending: would I be willing to buy the subject property for the amount being loaned? If so, no risk. Easy deal.

What I love is owners that own a property outright and just want a 50% LTV loan to pull out some cash. I'll do those all day
