Tax Foreclosures Multiple Owners

The issue I keep running into is the property owner passed away leaving home to their kids. One of the kids typically lives in the property and doesn’t pay the taxes. I show up before the auction at the court house offering to pay off the taxes and giving the homeowner cash in hand. He accepts my offer, but I soon find out he has 2 sisters who have no idea about this deal or may be impossible to find to get them to agree to this deal. How do I get past this?
