Negotiating Non Preforming Loan Modification

Howdy y'all,

I was curious how the community negotiates and communicates with distressed note homeowners.  Do you use a servicer, lawyer, yourself, etc... to communicate with these homeowners?  I appreciate the assistance.

Servicer and lawyers.  I'm a big fan of delegation...and each state has separate laws that I don't want to learn.  I'll leave it to the professional to not say things that will screw me up.  The only time I talk to the borrower is if it's a lease option.
