Any streets or areas in Kansas City, Missouri to avoid?

Hello,

I currently live in San Francisco where there is an extremely high barrier to entry for buy-and-hold rental property investing. I am looking to invest in Kansas City, Missouri area and am wondering if there are any areas in specific that I should avoid. I'm also wondering what I should expect as a first time out-of-state real estate investor for investing in this area and what kind of tenants/problems I will likely see.

Any insight would be greatly appreciated!
