New to BP and looking to connect with individuals in my area

My husband and I are new to the real estate game but have run our own independent small businesses for years. He is a tattoo artist and I am a hairstylist. Our companies are running smoothly and on track with our goals. With our extra income we are now ready to dive into real estate! We are closing on out first deal June 1st in the South City, St. Louis area, single family home. With that being said I am interested on any opinions/ suggestions you all might have for a property photographer and background checking company. I was also wondering how you all suggest we answer potential suspects during our business hours considering that while we are with our clients are hands aren't free to answer the phone, literally.

I have a single 2-family, so I am fairly in line with what you are working with, so here are my thoughts:

1. I use rentulations to manage my rental paperwork.  Its fairly robust and free for a single unit.  It handles the background checks and has worked so far.

2. By suspects I am assuming you mean tenants.  I dont list my phone number, so they have to reply by email.  This has 2 benefits, you can reply when you get off work and it weeds out some people with no follow through.
