Investment Property Refinancing - Lender Recommendations?

Hi BP, my partner and I are looking to refinance on a 2-family investment property and are seeing a huge variation in available products with regard to available LTV, mortgage terms, interest rates, origination fees/points, and time-to-close. As this is our first refi and we do not have pre-existing relationships with any lenders, I am hoping that the local REI community might have some recommendations for competitive lenders they have worked with in the past.
