Does anyone have insight on what strategies work well in Charlotte? It seems to be one of the hottest markets right now. I Will be checking this area out very soon because I am looking for a place to potentially relocate to start start building a proper portfolio. Currently, it is a little too expensive for an up and comer like myself to expand in the New York Metro area. Any advice would be much appreciated!

Charlotte is growing. Areas near downtown are gentrifying. It’s becoming a growing tech hub. Lowe’s HQ is nearby. Other HQs are moving to Charlotte like Honeywell and Glatfelter are moving here and bringing high paying jobs. There’s plans for new mixed-use developments. Areas including the outskirts of the MSA are going up in value. I believe Charlotte is a solid market that will continue to grow. Hey @Brian Rivera ! Charlotte is certainly a hot market as you stated. What types of properties are you most interested in? SF, small Multi, larger multi, commercial?
Charlotte is a great market , but highly highly competitive. Need to find a good realtor who knows where the paths of progress are and what parts of the city to invest in.
Look at the south end area as an example. 10 years ago not much was happening , and was even kinda seen as the “ bad part of town” today it is arguably the main neighborhood of Charlotte to be in now as a young Professional, with a whole bunch of nightlife and new housing.

@Brian Rivera I agree with Allen. In addition to a great realtor who can act quickly, you need to have all of your ducks in a row with financing. There are often multiple offers, so having a preapproval / proof of funds is not a plus but really mandatory.

Hey Brian, Charlotte is a great area and you can make just about any strategy work if you're willing to put in the effort. Historically, the surrounding towns have offered much better cash flow but that gap has narrowed over the last 24 months.
Your strategy really depends on your situation and goals. If there was a clear winner, everyone would gobble up those opportunities.
CLT is a great market, just put a rental property on the market for a client, we had 39 showings scheduled over 3days and 8 offers come in.
Be prepared to pay over asking! My daughter is trying to buy in the south end. Without a cash offer or 10% over asking she has swung and missed 5 times. Smells like a bubble!
