Looking to jumpstart our investment business

Hey all- My partner and I manage a duplex right now in Cleveland and are looking to expand our business venture with about 5-7 properties within the next 12months and a 15+ unit commercial building the following year. For the most part, we have been "landlords" so we are looking to establish the right team to become more efficient and more profitable with our investments. I've signed up on a couple of wholesaler sites for leads on undervalued properties however I'm not sure that this is the best way to go. Our main goal is build our finances through the equity of existing and new properties so that we could go after a larger multi family unit. Right now we're using peer to peer loans and private lenders. Does anyone have any advice on the dos and don'ts of the Cleveland housing market? Does anyone work with community banks that they'd recommend using?
