Future of REI in Cleveland

Hi all, I am an overseas investors, no experience in USA market. Actually I am a full time physician but very keen on REI. I am trying to find the best possible cities for buy and hold, I am cash buyer at least for the short term so cash flow is important but also capital gain on the long run or at least I want to be confident that I can sell easily should I need to.

Numbers in Cleveland are very good now , but i have some concerns about the future outlook and would love to hear from experts.

what do you think about Cleveland future?

Apart from the excellent cash flow now , almost all the other indicators are bad.

population decline for decades, poverty levels are high, un employment levels are very high

 Prices in Cleveland have been going up. It seems to be more popular with investors. I would stick to the suburbs where everything is a lot more stable.

 You'll see a NET population decline in most every Midwestern market that is popular for cash flow investing. One thing to look at deeper is the entire metro area though. Not just the city. For example the population in Cuyahoga County where Cleveland is located has a lot to do with a population increase in surrounding counties like Medina county. Hey Emad - You picked a good city to investigate. There is always a balance between appreciation and cashflow. I don't have any imperical data to support Cleveland but I live in the western suburbs and have rentals and flips here. It is hot right now and everything still "feels" safe to me for the future. I'm spending my own money here when I see the right properties. I know this isn't scientific but hopefully it provides another data point for you.

Hey Emad! I’m looking at a similar path to yours. I have a very close friend doing very well in the Cleveland area. He’s mainly focusing on multi-family. I live in Dubai funny enough. Perhaps we can link up sometime and chat.

@Emad Fawzy  buy as much as you can , Not sure what " indicators " you are looking at but you are  100% incorrect .  3, 4 5 years ago we used to provide props for all in 35, 45k, now 60kish...  MF you could buy as many as you want 1, 2 years ago,  now try finding a good deal,,  Trying finding a nice prop in a decent area for all in under 60k, good luck
