Dealing With Basement Leaking/Water Issues.

Hi all,
I hope everyone is having a nice day so far. I own one property in Lorain, OH that I bought back in October. I bought it cheap - $35k. I inherited a tenant paying $500 a month.
Problem is, in the Spring and when it rains hard, the basement has standing water(only maybe an inch in the deepest spots). I've been down there once, and it smells a little moldy.
The tenant will most likely never move because the rent is below market value and they're on a fixed income.... but, I want to protect my asset.
What can I do to get the water out of there and fix the possible mold as cheaply as possible?

You can put a sump pump in the basement at the lowest point that will fix the problem. I have had to do this to many properties in lorain

I have used a company here in town call B-Dry. They are very reasonable and their warranty will transfer to the next home owner if you sell. Have never had any issues with their quality of work. In fact they just completed a job for me in Willoughby Hills 2 weeks ago. PM for my contact and Ph No.

I'm estimating the cost of that to be around $1-1.2k, is that right?

The only problem with a sump pump is that it doesn't fix the problem, it just heals the symptoms. To truly protect your asset you need figure out where the water is coming in and stop it. Probably need to talk to a foundation guy. I'm not well connected in Lorain Cnty but I might know someone who knows someone if you want to PM me.
