Commercial lender for MFR in Dayton

Hello everyone! I'm a MFR investor from SoCal excited to close on my first out of state deal! I've called a few banks and have had no luck finding a bank who'll do a commercial loan to an out of state borrower for less than 500k. Any recommendations would be appreciated!
