What's your favorite area in Dayton, OH to invest in?

I'm pcsing to Wright-Patt AFB in less than 2 months. I'm looking for a cash-flowing multi-family home (2-4 units) that I can house-hack in. Mainly looking at B-class neighborhoods in the area.

I'm hearing good things about Beaver Creek, Kettering, Yellow Springs, Centerville. What's your opinion on those areas?

What's your favorite or most profitable place to invest near or in the Dayton area? What do you like about the area? Is there new changes in the area coming that you like? How much do you expect turnkeys vs rehab projects to cost in those areas? What's the renter vs owner ratio?

@Jacob Chan all of the areas you mentioned are great for both flips and rentals. Yellow springs is difficult to find houses in but not impossible. Good luck on your adventure
