South Philly Granny Special

Hi Bigger Pockets, 

There is a Granny Special in my wife and my neighborhood that we are considering renovating for our primary residence. The house is ~2400 sq/ft on the first and second floor, with an unfinished basement running the full distance of the house, so about an additional 1200 sq/ft of unfished space. Any general estimates of the reno cost for a gut rehab, including all systems, for the first and second floor. Understand this would be highly dependent on finishes etc.

I connected with a few guys who are structuring some neat JV's on single family homes. Seems to be an equitable structure and they delivery a nice product. They are contractors so they can probably complete a 3rd party rehab as well and are knowledgable about the market.
