Philly title company fee question

Hi Biggerpockets

I was just told by a philadelphia real estate agent that all title companies in philly charged the same fee when closing a property because they are regulated. Just want to confirm this with local experienced investors. Is it true? In addition, how will the fees differ from single family residential to commercial multi-family? Thank you all for your help!!!

That is true for title insurance - the state of PA sets the rates for title insurance. But that is not the only fee charged by title companies, and some title companies like to charge "junk" fees, so it can pay to shop around - but pay more attention to the fees other than title insurance.
