Is Kensington Philly worth buying(Norris Square & York-Dauphin)

I have been doing some research in Philly's gentrification and looks like Kensington is next to go through it - is it worth investing for a rental property in this neighborhood - especially close to Norris Square and by York-Dauphin subway station?

Neighborhood feels OK, online reviews are mixed - a few blocks down is getting there, how far could this area be from growth? Any insights are appreciated.
