Calling all Beaver County investors - let's get together for a meet up and get to know each other, share ideas, and just generally network.   Private message me and let me know if you're interested and I'll arrange a time and place in Beaver.  Looking forward to hearing from you.

I know this is an old thread, but I will me moving to Beaver County in a few weeks for work and I would like to get some more information from local investors about the area. I plan on buying a house to use as a live-in flip, rather than renting an apartment (house hack).  There seems to be a large market for $30-50k houses that would work for me, but I want to make sure I'm not getting into a rough area. 

I'd appreciate any feedback.

@Jeffrey Simone I'm actually doing a live in rehab right now on a place, bought it at 45k and it'll be worth around 120k after. So that's definitely doable. I'm keeping it as a rental though if you're going for a live in flip I'd probably look for something closer to 60-70k purchase price that'll help you stretch the ARV more. Where is your job going to be located?

Yes, thats where I'm heading. I figure a low end, live-in flip will be a good starter property. I'm a newbie and this will be my first deal. Which is why I'm aiming for the lower end. If you have photos of your current property I'd like to see it.

Just jumping into this thread as I've recently begun focusing in Beaver County.  I will take a look at any deals (wholesale and owner financed, especially if multi-unit) you can show me!

Know the area reasonably well and am active.

There seems to be a group for REI in Beaver County (i.e. See below). I have not been yet but have been meaning to attend. I work right down the road at Nova Chemicals :D

I have a few rentals back in Indiana County but I am looking to expand into Beaver County now as well so looking forward to seeing where this thread goes.

@Elaine Szymanek I like/have places in southern Beaver County (Ambridge, Aliquippa, Hopewell). Getting some spillover from Cranberry and Robinson/airport area there. And hopefully Monaca/Center if development starts to happen there because of the cracker plant. I haven't done any wholesaling since I'm an agent but there aren't a ton of wholesalers in Beaver County so you could have some luck with it if you focused on it.

Hello @Elaine Szymanek and @Jeremy Taggart I'm also looking to start investing in Beaver County, as well as other areas north of Pittsburgh. I'll likely be moving to the Cranberry area next summer, and it would be good to have a live in flip, or even half a duplex. If you start wholesaling @Elaine Szymanek I'd be interested in reviewing anything you find. I'm also interested in meetups if there are any in the area.
