Buying a property with squatters
Hi, Im looking to move some money from stocks over to real estate. I have been reading up as much as I can but havent started building a team yet. Anyway, theres a house Im interested in buying with cash thats had squatters the last year or more. The tenants dont have a lease and havent paid rent in ages. Apparently the owner is scared of one tenant that keeps screaming at her every time she goes over. How hard is it removing tenants with no lease during the eviction ban currently in place? Is it worth offering 30k less and taking responsibility of the squatters?
Any advice/experience would be great.

I have *not* had to do this, but Brad Dornish has spoken about it at REIA back when those things used to happen. If there is no lease, you don't go through "standard" eviction proceedings. I guess you have to go through normal courts, which leads to a judgement and the Sheriff coming out for forced removal. You also look at 6-9 months not 30 days like with an eviction. That is if cash for keys does not work. So I would go very aggressive on that front as @Stephen DeThample suggested. Make sure it is a double-ended offer, such as $200 up front and $1000 when the place if broom swept. If that fails I would recommend calling Brad's firm to help as they specialize in occupancy law. Don't be surprised if they take everything from fixtures to copper to appliances, so be sure that is in your budget.
