Lehigh valley lending questions
I am trying to find a bank or credit union that will do a cash out refi on a house purchased less than a year ago. Every bank I have contacted will only lend on purchase price and not appraised value. I have two properties that I am trying to refinance right now. If anyone has any recommendations please let me know! Thank you!

what part of Pa are you from ? If you are in the Lehigh Valley, Embassy Bank will do 80 percent of appraised value regardless of how long you have owned it. But they are just local to the Lehigh Valley
